I know lots of folks who love it but what you are not liking is what I didn't like. Sand sticks to it and makes some things worse. Smell does go away and it does wash wear off.

Currently (and I've tried lots of products) I'm using Rust-Oleum Rust Reformer as a converter and primer and then spaying Rust_Oleum 1/2 & 1/2 Hammer finish black and Black satin for a top coat.
I use an air sprayer for the top coats and start with a good pressure washing and wire brushing.
For some reason Home Depot has much better prices on these paints than Lowes ?
